Payment and Refund Policy

  • Deposit: A 25% deposit is required to reserve your booking.
  • Balance: The remaining balance is due 4 weeks prior to your holiday date. Last-minute bookings made within 4 weeks of arrival must be paid in full at the time of booking.
  • Payment Deadlines: Failure to pay the balance in full by the due date will result in the cancellation of your holiday. Please note these payment deadlines as reminders are not routinely issued.

Cancellation and Refunds

  • Changing Your Mind: No automatic refunds will be made if you change your mind about your booking. However, we understand that personal circumstances can change, especially in the current climate. We will try to re-book your holiday and accommodate your situation. If you inform us of your change of plan at least 4 weeks before your holiday, you can defer any payments made toward another date (subject to availability) up to 12 months from your original holiday date. If you re-book for a date up to 12 months ahead, you will need to pay for any potential price increases during this period.
  • Unable to Travel: We suggest that all guests take their own travel insurance policy as we cannot refund your holiday if you are unable to travel.

Cancellations by the Guest

  • Deposit Payment: A deposit payment of 25% of your stay is required at the time of booking.
  • Cancellation: If you cancel for any reason, we will not be able to refund your deposit. We advise purchasing holiday insurance. We will try our best to re-book your cancelled dates. If we can re-book your cancelled dates, we will refund your deposit minus an admin fee of £40. If you cancel within 6 weeks of your stay, you can book alternative dates up to 12 months ahead. If the new dates fall within a higher price range, you will need to pay the difference.

Cancellations by the Property Owner

  • Unavailability: In the unlikely event that the property becomes unavailable, the property owner will endeavour to find suitable alternative accommodation. If suitable alternative accommodation cannot be found, you will be entitled to a full refund. The property owner shall only be liable to return the monies received and no compensation or consequential losses will be paid.

Miscellaneous

  • Property Description: While every care is taken to provide a true and accurate description of the property, some alterations may occur over time. No refunds are available for such discrepancies.
  • Owner’s Right to Enter: The property owner reserves the right to enter the property at a reasonable time in case of an emergency or for necessary repairs.
  • Behaviour: The property owner is entitled to ask guests to leave the property without any refund if their behaviour, in the owner’s opinion, is unacceptable.
  • Number of Guests: The maximum number of people entitled to stay at the property is 6, and only those named on the booking form are allowed to stay. Subletting or assigning the let is prohibited.

During Your Stay

  • Noise Levels: Please keep noise to a minimum after 9pm.
  • Smoking and Vaping: Smoking or vaping inside the cottages is not allowed. Please use a fireproof ashtray or tin if smoking outside.
  • Hot Tub: Hot tub chemicals will be checked daily. We will endeavour not to disturb you.
  • Garden and Meadow: Feel free to explore the 5-acre meadow adjoining your terraced gardens, but please respect the privacy of guests staying in the neighbouring cottage.
  • Fire Pits: Use the fire pits for outdoor fires and no barbecues unless arranged prior to your stay. We supply some fire pit logs and firelighters to get you started; additional logs can be supplied for £10 a net. Do not burn plastics or rubbish on the fire pits.

Pets

  • Dog-Friendly: We welcome up to 2 well-behaved dogs for an additional charge of £30. Dogs must be on leads in the parking area and on the shared meadow but can be off-lead in private garden areas. The countryside code must be followed at all times. We prefer that dogs do not go upstairs, and ask that provided dog throws are used on furniture at all times. Pets cannot be left unattended in the cottage. Guests are responsible for cleaning up after their pets, and poo bags are provided. Additional fees may apply if damage is found in the cottage upon check-out.

Arrival and Departure Time

  • Check-In: The property will be available from 4:00 PM on the day of arrival.
  • Check-Out: The property must be vacated by 10:00 AM on the day of departure. Late departure will result in an additional charge. Information about keys and how to collect them will be provided once full payment has been received.

Liability

  • Personal Possessions: The property owner takes no responsibility for personal possessions. Vehicles and possessions are left at the guest’s risk.
  • Supervision: Children must be supervised at all times.

Cleaning

  • Property Condition: Guests are expected to leave the property in a clean and tidy condition. The property owner retains the right to charge for additional cleaning if the property is not left in a similar condition to how it was found at the start of the holiday.
  • Septic Tank: Please dispose of only the paper supplied in the toilets to avoid blockages. Dispose of other items in the bins provided.

Breakages

  • Damage: Guests should keep the property, fixtures, and fittings in the same state of repair and condition as at the start of the holiday. Report any accidental damage or breakages to the property owner prior to departure. Minor breakages and reasonable wear and tear will not be charged for, but the property owner retains the right to charge for significant damage or breakages.

Complaints

  • Problem Resolution: If you encounter any problems during your stay, it is your responsibility to inform the property owner or their representative immediately, giving them the opportunity to correct the situation. Unless this procedure is followed, no subsequent claims will be entertained. The property owner will endeavour to rectify any identified problems as soon as possible.
